The housing market is at an all time high which means there are more home inspections going on right now than ever. Whether you’re buying, selling, or building a home it’s important to know what goes into a home inspection. This way you can minimize unwanted surprises and know you’re getting the best value. Examining the roof is a major checkpoint in your home inspection. The inspector will check to see how old the roof is, if there is any warping in the shape, and if there is any damage. Chimneys are included in the roofing inspection where any damaged brick, cement, or siding will be noted.
The exterior of the home will be checked for cracks or warping in the siding or foundation, missing or damaged gutters and downspouts, and any cracking or peeling paint. The inspector will also check the water taps to ensure they work properly. Windows and doors will be checked for cracks, damage, and decay.
Inside the home, the inspector will check the attic for proper insulation and ventilation, as well as evidence of insect or water damage. Then, he or she will check conditions on all surfaces, including stains on walls, floors, or ceilings, cracks in paint, and damaged trim or countertops. The fireplace will also be inspected for evidence of improper operation. Stairways and all cabinetry will be inspected as well.
All built-in appliances staying in the home will be inspected. The dishwasher will be checked for improper drainage, leaks, or damage to the appliance itself. Garbage disposal is checked for rust or deterioration as well as improper operation. Stove is inspected for improper operation and damage.
Inspecting electrical components of the house is important for the safety of your family or the family moving in. The inspector will check for open electrical splices, electrical outlet protection, and electrical outlet operation. All lights and light switches will be inspected as well. Exhaust fans and pressure flow will be checked for improper operation. Smoke and carbon monoxide detectors will be inspected, as well as garage door openers. Lastly, the service panel is inspected to make sure all cables are connected and there is no overheating of breakers or fuses.
Inspecting the home’s plumbing helps reduce the likelihood for major damage in the future. During the plumbing inspection, visible pipes will be checked for leaks or damage, the water heater will be checked for improper sizing or signs of rust, and the water pump will be tested for short cycling. The hot water will be checked for correct temperatures, and all faucets will be checked for insufficient pressure. All shower, bath, and sink foundations will be inspected for foundational damage or deterioration.
Heating, Ventilation, and Air Conditioning
During the HVAC inspection, air flow, ventilation, and the system itself will be checked. The system must not be rusted, the ductwork must be in good condition. The inspector will check for an air purification system to ensure good air quality in the home. The system should also be working properly: turning on and off according to the thermostat’s set temperature. The air filter and the area around the outdoor unit should also be clean, which the homeowner can do before the inspector arrives.

- Trim trees or bushes that are close to or touching the house
- Get service or repair on your HVAC system to ensure it’s working properly.
